Gas safety checks

The Gas Safety (installation and use) Regulations 1998 state that landlords are responsible for ensuring that an annual safety check is carried out on all gas appliances, fittings and flues and ensuring that gas appliances, fittings and flues are maintained in a safe condition. This must be carried out by either a Gas Safe registered gas installer or British Gas.

We insist that landlords attend to the gas safety check before the property is let or we will instruct a registered contractor to carry out this work. Annual inspections will then be necessary. These can be arranged by us and invoiced to landlords whilst we are managing the property. Full details of landlord’s duties regarding this legislation can be found on the Health & Safety Executive website and the HMSO website, or by calling the Health & Safety Gas Safety Advice line on 0800 300363.

We can advise on all landlord regulations to keep you safe an legal, so please contact us for further details.
