How do I apply for a property?
After seeing a property on our website, in a newspaper or on a list from our office, we recommend that you visit the area to ascertain if it is suitable, and then make an appointment to view the property with a representative. If the property fulfils your requirements, you will be able to take an application form there and then.
What fees do you charge?
A registration fee of £125* is payable per applicant (including married couples). This money is required when submitting an application and will secure the property, taking it off the market whilst referencing is completed. (* This fee is non-refundable if referencing is unsuccessful or you decide not to take the property)
How do I pay rent?
Payments can be via cash, cheque or card in our office or we are able to take card payments over the telephone (please note credit card payments carry a 3% charge). We do recommend using a standing order method and forms can be collected from our office if not already supplied.
Who can I contact if I have a question?
Our office is the best place to visit or call if you have a question regarding any aspect of your tenancy or maintenance problem.
Who can I contact if I have an emergency?
Lighthouse operates a 24-hour emergency call out service that can be contacted through calling our office number The message will detail the number to call, but please note that being locked out of your property does not constitute an emergency and a call out charge will apply.
What information do you require for referencing?
Personal details: full name, date of birth, marital status, next of kin, National Insurance number, proof of current address and proof of identification. We also require your current employment details and credit history details.
How long does the application process take?
Providing we have all the relevant details, including contact details for an employment and landlord reference, the process can take from 24 hours to a week. Should you have any queries regarding the status of your application, please contact the office.
How long is the tenancy?
Assured Shorthold Tenancy agreements are for an initial period of 6 months. We will write to you in the fifth month to ascertain if you would like to renew the tenancy for 6 or 12 months or continue the tenancy periodically on a rolling month contract.
