Gas Safety regulations

The Gas Safety (installation and use) Regulations 1998 state that landlords are responsible for ensuring that an annual safety check is carried out on all gas appliances, fittings and flues and ensuring that gas appliances, fittings and flues are maintained in a safe condition. This MUST be carried out by either a CORGI-registered gas installer or British Gas.

We must therefore insist that landlords attend to the gas safety check BEFORE the property is let or that we be instructed to ask a registered contractor to carry out this work. Annual inspections will then be necessary. These can be arranged by us and invoiced to landlords whilst we are managing the property.
