Lighthouse Residential Block Management - Lighthouse has vast experience in this specialist management field, and currently we act on behalf of a number of companies for the management of blocks in Lincoln and the surrounding area, ranging from brand new purpose built apartments to period dwelling house conversions. Here at Lighthouse, with being an independent company we are able to tailor our service to suit your requirements.  Whether you require us to take over the management of an existing company or establish a new company and evaluate the service charge, we can advise and assist. When setting a service charge, there are many areas that must be taken care of and consequently funded from this sum.  Itemised below are the most common areas we look at.  Of course, this is not a definitive list, and we stress that a site inspection is essential in order for us to produce an accurate service list.

Cleaning of common areas - As with many residential apartment blocks, ensuring all common areas are kept in a clean and presentable state is of paramount importance.  To this end therefore, we will employ a caretaker to clean to the car park, any paved areas, all entrances, stairwells, landings, bin and cycle stores etc to a high standard. Depending on your requirements, this may be weekly, fortnightly or monthly. 

Window cleaning - Following on from the above, thorough cleaning of all apartment windows and doors externally will be arranged.  This will extend to both internally and externally for the common areas.  Should the apartment block be fitted with PVCu barge boards, fascias and soffits, these may be included also.  We generally find that a monthly clean is sufficient; however this can be tailored to suit your requirements.

Gardening - Depending of the external common areas of the block, we are able to arrange gardening services tailored to suit the surroundings.  This can include grass cutting, tending all planted and turfed areas, hedge cutting and removal of weeds from the car park and building. Naturally, this is a seasonal event.  Therefore we deem fortnightly visits over the summer months to be appropriate, with monthly caretaking visits over winter.

Weekly inspection and risk assessment - To ensure all relevant Health & Safety legislation is adhered to, we ensure that weekly inspections and risk assessments are carried out.  If any defects or issues are noted, these matters are rectified with immediate effect.  This extends to include fire alarm testing and annual servicing, if appropriate.

 Building insurance - When insurance renewal is required, we are in the beneficial position of being able to liaise with a number of insurance brokers to find the most competitive premium available.  Where possible, our involvement extends to assisting in the setting up of the policy, and issuing premium payment from the service charge collected. Utilities - Connection of landlord only common area services vary depending on the block size and location.  Where applicable however, we monitor utility consumption and issue payment to service providers from service charge collected for the supply of gas, water and electricity. 

Accounts - With our management of the block, naturally we will be monitoring income and expenditure on behalf of the Company.  As necessary for 'Companies House', we will provide an annual audit of the accounts and complete the necessary returns. 'Sinking Fund' - A sinking fund is always necessary to cater for many unforeseen events; whether it be emergency repairs or general upkeep of the block, for example repainting of any external woodwork at the request of the Company.  We shall ensure that an accounted for, set aside fund is established and readily available should the need ever arise.
